Design Process

01. Preliminary Consultation & Hearing (Free of Charge)

-We conduct meetings to understand your requests and the overall outline of the project.
-Site visits will be arranged if necessary.
-For remote locations, site visits may incur additional fees.

02. Quotation for Design & Construction Supervision Fee (Free of Charge)

-Based on our discussions, we will provide a quotation for the design and supervision services.
-If required, we will also provide an estimated construction cost range.

03. Design & Supervision Agreement

-Upon signing the design and supervision agreement, we will formally commence the project.

​​​

04. Basic Design (Phase 1)

-Before beginning the design work, we organize project requirements and establish the design direction.
-This is the most important and carefully considered phase in our design process.
-Please refer to Process-04 case study images for examples.

05. Basic Design (Phase 2)

-We finalize the floor plan and present the overall design proposal.
-Structural and building services concepts are determined as necessary.
-Consultation with relevant authorities will be conducted when required.

06. Detailed Design

-Based on the approved basic design, we determine specific finishing materials and specifications.
-After finalizing the specifications, we prepare detailed drawings for construction cost estimation.
-Detailed structural and MEP drawings are also prepared at this stage.

07. Construction Cost Estimation & Contractor Selection

-We request construction cost estimates from contractors based on the detailed drawings.
-If the estimated cost exceeds the budget, we propose value engineering alternatives.
-Once the contractor is selected, the construction contract will be executed.

​​​

08. Building Permit Application & Administrative Procedures

-Based on the finalized drawings, we prepare and submit the building permit application and other required documents.
-Construction will commence after the official building approval is granted.

​​​

09. Construction Supervision

-We supervise the construction work on site.
-We attend interim inspections and governmental inspections when required.
-Upon completion, we conduct a final inspection prior to handover.
